PropCompare is a property investment analysis tool that scores Australian residential properties across multiple factors using publicly available data, third-party APIs, and AI-powered analysis. The service is a productivity and research tool designed to assist with property comparison -- it is not a financial advisory service.
The data presented is compiled from multiple third-party sources including Geoscape G-NAF address data, Australian state and territory government spatial data portals (licensed under Creative Commons Attribution 4.0 / 3.0), Australian Noise Exposure Forecast (ANEF) contour data, the Australian Communications and Media Authority (ACMA), Geoscience Australia, OpenStreetMap contributors (Open Database Licence), TomTom, and Google Maps Platform. AI-powered visual analysis is used to assess street-level property characteristics.
PropCompare does not independently verify, warrant, or guarantee the accuracy, completeness, currency, or reliability of any data displayed.
Government planning overlays (flood, bushfire, zoning) are planning designations, not risk assessments of the property. They are derived from publicly available state datasets that may not reflect the most recent gazettal changes, interim development orders, or local council amendments. The reliability of these overlays varies materially by state: in New South Wales, councils have held authoritative flood mapping since 14 July 2021, and state-level data may lag current council overlays; in Queensland, bushfire data is drawn from a state-wide mapping service with known coverage gaps; in other states, coverage ranges from fortnightly updates (Victoria) to ad-hoc floodplain studies (Western Australia). Absence of an overlay does not mean the property is free of risk, and the presence of an overlay does not necessarily mean the property has been directly affected. For decisions that depend on hazard exposure, always verify with the relevant local council and qualified professionals. Land area, lot dimensions, and zoning classifications are sourced from state cadastral systems and may differ from current survey data.
Visual analysis of powerlines, T-junctions, and main road exposure uses artificial intelligence inference from street-level and satellite imagery, which is probabilistic in nature and may produce incorrect results. Amenity locations and distances are approximate and may not reflect actual travel distances or current operating status.
Environmental factor coverage is currently available for NSW, VIC, QLD, SA, WA, and TAS. Northern Territory has limited data coverage.

The PropCompare scoring methodology, factor weightings, tier system, and proprietary algorithms are the intellectual property of PropCompare. You may not reproduce, reverse-engineer, or redistribute the scoring methodology or detailed factor configurations without prior written consent.
You are responsible for maintaining the confidentiality of your account credentials. You must not share your login with others. PropCompare reserves the right to suspend or terminate accounts that violate these terms.
To the maximum extent permitted by Australian Consumer Law, PropCompare disclaims all liability for any loss, damage, or claim arising from your use of or reliance on the information presented. Nothing in these terms excludes or limits liability that cannot be excluded or limited under the Competition and Consumer Act 2010 (Cth).
Your use of PropCompare is also governed by our Privacy Policy. We collect your email address, name, and property search data to provide the service. Your data is stored securely on cloud infrastructure hosted in Australia.
These terms are governed by the laws of Australia. Any disputes will be subject to the exclusive jurisdiction of the courts of Australia.
