PropCompare aggregates publicly available data from Australian government agencies and licensed third-party providers to deliver property investment analysis. We acknowledge and attribute all data sources below.

ACMA: Australian Communications and Media Authority - Radio Frequency National Site Archive (cell tower locations). Public register data.
ABS Census 2021: Australian Bureau of Statistics - dwelling characteristics by suburb (bedroom counts). Licensed under CC BY 2.5 AU.
Airservices Australia: Australian Noise Exposure Forecast (ANEF) contour methodology and airport reference data.

Third-Party Services

Google Maps Platform: Satellite imagery for AI-powered visual analysis of property surroundings (powerlines, T-junctions, main road classification). Used under the Google Maps Platform Terms of Service.
TomTom: Nearby amenity search (schools, supermarkets, transport, parks) and road classification. Used under the TomTom Developer Terms.
Amazon Web Services: Cloud infrastructure including compute (Lambda), database (RDS), and AI services (Amazon Nova) for visual analysis of property characteristics.
Tavily: Web search API for property details (year built, bedrooms, property type) from publicly available listing data.

PropCompare aggregates data from multiple sources and presents it as-is. Government datasets may not reflect the most recent changes to planning overlays, zoning amendments, or cadastral boundaries. AI-powered visual analysis (powerlines, T-junctions, main road classification) is probabilistic and may produce incorrect results. Proximity calculations are approximate straight-line distances and do not represent actual travel routes.
